Income-based senior apartments in Clovis, in plain language.

Affordable, income-based, tax-credit, low-income housing. The words change depending on who you ask, but at Lolomas they all point to the same simple idea: rents kept below market for households that qualify.

What "affordable" actually means here

Lolomas takes part in the federal affordable-housing tax-credit program. In exchange, every apartment in the community rents below the market rate, with rent caps set by the program. There is no separate "affordable wing" and no lottery. All 55 homes are affordable, and everyone qualifies the same way. Rent is a set amount by floor plan, not a percentage of your income.

Who qualifies

Two things decide it. First, Lolomas is a 55+ community, so at least one member of your household must be 55 or older. Second, your household income must fall below limits that HUD sets each year for Curry County. The limits depend on household size and change annually, so the fastest way to know is one phone call with a rough idea of your monthly income. We can usually tell you the same day, and applying is straightforward from there.

Section 8 vouchers are welcome

Tax-credit housing and Section 8 are different programs, and they work together. You do not need a voucher to live at Lolomas, because rents are already set below market for everyone. If you do have a Housing Choice Voucher, you are welcome to use it here, and our office will gladly walk you through how the two programs combine for your household.

What it costs

We do not publish rents online because program rents are adjusted from time to time, and we would rather you have today's exact number than an outdated one. Call the office and we will give you current pricing for one- and two-bedroom homes and check availability while you are on the line.
