Who can live at Lo Lomas?
Lo Lomas is an independent-living community for adults 55 and older. At least one member of the household must be 55+, and income limits apply. Call our office and we will walk you through eligibility for your household. It only takes a few minutes.
What are the income limits?
Because Lo Lomas is an affordable community, household income must fall below limits set each year by HUD for Curry County. The limits depend on how many people live in the home and change annually, so the surest way to know is to call us with a rough idea of your monthly income. We can tell you right away if you qualify.
How much is the rent?
Current program rents are $739–$801 per month for a one bedroom and $728–$894 for a two bedroom, depending on your household's income tier. They are not calculated as a percentage of your income. Program rents adjust from time to time, so please call to confirm today's exact rate and availability.
Is this the same as Section 8?
Not quite, but the two work together. Lo Lomas is affordable tax-credit housing, which means rents are set below market for the whole community, no voucher needed. If you do have a Section 8 voucher, you are welcome to use it at Lo Lomas. Call us and we will gladly walk you through how it works for your household.
Is there a waitlist?
When a home is open, there is no waiting list: you can apply right away. When the community is full, we keep a waitlist and call in order as homes become ready. Joining is free and there is no obligation. Call and we will add you, and tell you honestly where you stand.
What documents will I need to apply?
Plan on a photo ID, Social Security cards for household members, and proof of income, such as Social Security award letters or pension statements. Our office will give you the exact checklist when you apply and help you gather anything missing.
Are the homes really all on one level?
Yes. Every home at Lo Lomas is single-story with no interior stairs, and every home has its own private entrance. There are no hallways, no elevators, and no neighbors above you.
Are pets allowed?
Please call our office for the current pet policy and any deposits that apply. Assistance animals are always welcome in accordance with fair-housing law.
What utilities and services are included?
Trash service is included. Residents put water and electricity in their own name before move-in. Every home has air conditioning, a fully applianced kitchen, and washer/dryer hookups, and the community has an on-site common laundry.
Is Lo Lomas accessible for people with disabilities?
The community is single-story throughout, and we welcome reasonable accommodation and modification requests under Section 504 and the Fair Housing Act. Call us to discuss what you need. TTY users may dial 711.
How do I see the community in person?
Call us to set up a tour. Office visits are by appointment, so we can give you our full attention. We will show you the homes and the community building, and answer every question.
